About Insights Data
This page explains where our Dublin market data comes from, how we classify it, and where limitations can affect interpretation.
Data source
Sales data is based on Ireland's Property Price Register (PPR), with Dublin county records used for insights pages.
Refresh cadence
Insights pages are regenerated hourly and display rolling 12-month windows. Last-sale timestamps are shown on each view.
Geographic matching
District pages use eircode routing keys. Named area pages use polygon-based matching where boundaries are seeded, with text fallback in limited cases.
Known limitations
PPR records can contain delays and inconsistencies. New-build prices may be VAT exclusive, and location quality varies by record completeness.
How calculations are built
1. We filter to Dublin residential transactions in the current rolling 12-month period.
2. We normalize prices and remove rows without a valid sale value before computing medians and counts.
3. We aggregate by month for trend charts and by district/area for local snapshots.
4. We surface median prices for stability and use average prices only where explicitly labeled.
Important interpretation notes
- Insights are for research and guidance, not valuation advice or legal/financial advice.
- Short-term volatility can be large in small sample areas; always check the sales count beside each metric.
- District mapping by routing key is approximate and may not match every local boundary convention.
- Where boundary data is incomplete, fallback matching can reduce precision for specific addresses.
